About Us

Kotam Projects Pty Ltd is a registered residential building construction and project management company based in the northern suburbs of Adelaide, South Australia. Since our establishment in 2021, we have been actively delivering residential construction projects across South Australia and Victoria. As our project volume continues to grow, we are transitioning from a director-led coordination model to a structured project management framework to support multiple concurrent construction sites.

About the Role

We are seeking an experienced Construction Project Manager to take ownership of multiple concurrent residential construction projects. This is a full-time, ongoing senior management role reporting directly to the Director.

The successful candidate will be responsible for planning, organising, directing and coordinating all aspects of construction projects, including site teams, subcontractors, material delivery schedules and project budgets. This is a stand-alone management role critical to our operational efficiency and project delivery capability.

Key Responsibilities

· Plan, organise, direct and coordinate the construction of residential dwellings across multiple active sites

· Develop and manage project schedules, monitor milestones and implement corrective actions to prevent delays

· Manage project budgets, track costs and report on financial performance against estimates

· Lead and coordinate site teams including the Site Supervisor, subcontractors and tradespeople

· Coordinate with suppliers and site teams to ensure material delivery schedules align with construction stages and site requirements

· Liaise with clients, architects, engineers, suppliers and subcontractors to ensure project requirements are met

· Negotiate contracts and pricing with suppliers and subcontractors

· Monitor subcontractor work quality and ensure compliance with building codes, standards and WHS regulations

· Prepare and manage contract documentation, variations, claims and supplier discrepancies

· Ensure all site activities comply with Work Health and Safety (WHS) requirements

· Relevant experience in project management, procurement, logistics or supply chain management

· Demonstrated ability to manage multiple concurrent projects and coordinate across departments

· Experience in supplier negotiation, contract management and cost control

· Strong leadership, communication and problem-solving skills

· Knowledge of Australian building codes and WHS regulations, or willingness to undertake relevant training
