About our Client
Our client is a privately owned WA property developer with an established portfolio and significant growth underway across its development pipeline.

Operating within a specialised residential sector, the business has multiple masterplanned communities across various stages of acquisition, planning, development and operation.

With a lean development structure and an increasing volume of opportunities being assessed, they are looking for a commercially minded Property Analyst to strengthen their development capability.

The Opportunity
This role sits close to the commercial heart of the development business.
You'll analyse both existing projects and prospective acquisitions, building and interrogating the financial models that inform where capital is deployed and how projects perform.

Rather than producing analysis in isolation, you'll work closely with the development team to understand the assumptions behind the numbers, challenge them where appropriate and translate your findings into useful commercial recommendations.

You'll also gain exposure to broader corporate finance and portfolio-level analysis as the business continues to grow.

Development Feasibility & Modelling

• Build, maintain and interrogate development feasibility models across the portfolio
• Analyse project cash flows, returns, costs, revenue assumptions and key sensitivities
• Test development scenarios to understand their impact on project performance
• Maintain accurate financial information as projects move through the development lifecycle

Acquisitions & Investment Analysis

• Assess prospective development and acquisition opportunities
• Undertake financial modelling, due diligence and scenario analysis
• Test key acquisition assumptions and identify commercial risks and opportunities
• Contribute analysis that supports investment recommendations and decision-making

Portfolio & Commercial Performance

• Track actual project performance against feasibility and approved assumptions
• Analyse variances and identify emerging commercial trends across projects
• Prepare clear reporting and insights for senior leadership
• Help turn complex financial information into practical development decisions

Finance & Business Insights

• Work across development, finance and sales to improve the quality of commercial information
• Contribute to budgeting, forecasting and broader corporate finance analysis
• Improve financial models, reporting processes and information flow as the portfolio grows
• Provide ad hoc commercial analysis across new projects and business opportunities

About You
You'll ideally bring:

• You are currently a tertiary degree qualified analyst with strong commercial foundations gained across property development, valuations, property advisory, investment or a similarly analytical property environment 
• Strong Excel and financial modelling capability
• Exposure to development feasibility modelling, or the financial foundations to pick it up quickly
• EstateMaster experience or exposure to comparable feasibility/modelling platforms
• Strong numerical capability with the confidence to interrogate assumptions rather than simply accept them
• Clear communication skills and the ability to explain what your analysis means commercially
• A genuine interest in acquisitions, development and how property investment decisions are made
