  • Strong focus on commercial analysis, feasibility and project strategy
  • Attractive remuneration package | Negotiable for the right person
  • Commercial/retail experience highly regarded.

Development is full of projects that look impressive from the outside.

The reality can be quite different. Funding uncertainty. Constant redesign. Delivery timelines that continue to drift. Years spent working on projects that never quite seem to move forward.

This opportunity is different.

We're representing a privately owned property group with a substantial development pipeline and a proven ability to deliver through changing market conditions. You'll join a highly capable team, and business with several significant projects progressing concurrently through planning, procurement and delivery.

Reporting to senior development leaders, you'll have responsibility, visibility and influence from day one. You'll work across complex built form and mixed-use developments that require commercial judgement, attention to detail and the ability to move comfortably between big-picture thinking and the realities of day-to-day project delivery.

This is not a role for someone who prefers to operate at arm's length.
It's suited to a Development Manager who enjoys getting into the detail, understanding what drives project performance and taking ownership of the countless decisions that collectively determine whether a development succeeds.

Why this opportunity may appeal

The team is intentionally lean for the scale of work being undertaken. That creates the type of exposure many development professionals spend years looking for.

You'll work closely with experienced decision-makers, contribute to commercially significant projects and be trusted with meaningful responsibility. The expectation is not that you'll sit in meetings and report on progress. The expectation is that you'll help drive it.

The environment tends to attract commercially minded people who enjoy development for more than the numbers alone. People who appreciate the complexity of creating places, balancing competing priorities and solving problems that don't always have obvious answers.

Standards are high, but the culture is far from corporate. It is collaborative, engaged and energetic. The people around you are intelligent, curious and genuinely interested in what they do. Ideas are welcomed. Debate is healthy. Initiative is valued.

Most importantly, the projects are real, substantial and moving forward.
For someone who wants to look back in five years' time and point to projects they've genuinely helped shape and deliver, opportunities like this do not come along often.

What you'll bring

Must-have

  • Development management experience across built form projects.
  • Strong financial and commercial capability, including advanced Excel skills and confidence working with feasibilities, cashflows and project reporting.
  • Experience managing consultants and stakeholders through multiple stages of the development lifecycle.
  • The ability to work autonomously while remaining willing to roll up your sleeves when required.

Nice to have

  • Exposure to mixed-use developments incorporating retail or commercial components.
  • Leasing, asset management or operational property experience.
  • Qualifications in property, finance, economics, engineering, construction management or a related discipline.

The role will suit someone equally comfortable reviewing a feasibility, challenging a consultant recommendation or working through the detail required to keep a project moving.
