Property Manager
- Manage a residential portfolio of 130 properties across Northbridge and Willoughby.
- Handle owner and tenant relationships, arrears, maintenance, and inspections.
- Work autonomously with support from a leasing team and established network.
We're working with a large, well-known multi-office network on a Property Manager role in one of their Lower North Shore offices. It's a portfolio of 130 residential properties, all sitting within about a 5km radius, so you're not driving across Sydney between inspections and you get to know your owners and tenants properly.
It's a 360 role, but you've got help. The leasing team handles new tenancies, you'll have support with routines, and there's no new business to chase. The office runs Monday to Friday, so your weekends stay yours.
The team here get on well and look out for each other, but they do need someone who can run the portfolio without being managed.
What you'll be doing
- Managing a residential portfolio of 130 properties across Northbridge and Willoughby
- Owner and tenant relationships — the reason people stay with this business
- Arrears, maintenance, lease renewals and rent reviews
- Routine and ingoing/outgoing inspections, with support
- Tribunal matters as they arise (they're rare here)
- Working in PropertyTree and Inspection Manager day to day
What you'll bring
- At least 2 years of solid residential property management experience
- Current NSW real estate certification (Certificate of Registration or Class 2 Licence)
- A driver's licence and your own car
- PropertyTree experience (Inspection Manager a bonus, easy to pick up)
- The self-sufficiency to run a portfolio autonomously and keep it in good order
- A calm, straight-talking manner with owners and tenants alike
